I got a mortgage from them in November 2013 for a condo. They required escrow account, and a Unit owners insurance policy on file. I provided the insurance information at closing, and had to pay for it in full out of my own funds.

One year and one month later, I received a letter from Freedom stating that they had no Unit Owner's policy on file. If I did not provide proof of insurance, they would buy a policy for me for 3x the cost of the one I had, paying for it out of escrow. At the same time, my insurer informed me they had not received a premium payment from Freedom, and I had to pay the balance due myself or my policy would be cancelled. I contacted Freedom, they gave me a fax number, and my insurance agent faxed them the policy declarations.

One month later, another letter saying I did not have a policy on file, and they were going to buy one for me. Went to the website they provided me with and uploaded the policy again.

One month later, a letter stating they had bought a policy (as it turns out from a subsidiary company of Freedom), paying the $768 premium out of escrow. Same time, my agent told me they had not paid the premium on my policy, and I now owed $278. I got them on a 3-way conference with my insurance agent, the agent *again* faxed them the declarations, and we reviewed it together. Apparently, the insurance wizards at Freedom did not like the term "dwelling" used on the declaration; they wanted the term "residence" instead. I thought we finally resolved the situation; they said they would cancel their policy and refund my money.

10 days later I get a letter stating that they did cancel the policy, but because there was a "lapse in coverage", and they had to buy the policy, I was still liable for $717 plus undisclosed fees. At this point, I sent them a letter stating that they were to immediately refund all fees to my escrow or I would seek remedy in court. That was Friday.

Today (Tuesday) I got an email from my insurance agent: Freedom again has not paid my insurance premium. I had to put the premium payment on my credit card to avoid cancellation.

Reason of review: Unit owners insurance scam.

Monetary Loss: $1000.

Preferred solution: Full refund of fees already charged. Start paying MY insurance policy premiums, OR refund my escrow account and allow me to make my own tax and insurance payments directly..
